When a 3 BHK makes sense
The third bedroom is what you are really paying for. Some families use it as a child's room, others as a guest room, a home office, a prayer room or a space for a parent who visits for months at a time. If that extra room will be used daily, the premium over a 2 BHK is easier to justify.

How to read a 3 BHK floor plan
Bigger flats hide bigger planning mistakes. A long, dark central passage or oversized living area can swallow the extra square footage. Walk through the plan in your head: arrive at the door, go to the kitchen with groceries, walk to each bedroom at night.

Understanding what you are paying for
In a 3 BHK, the gap between carpet area and super built-up area can be large, since a bigger share of common space is allocated to each unit. Always ask for the carpet area, the built-up area and the loading percentage in writing, and compare projects by price per square foot of carpet area.
Beyond the base price, budget for GST on under-construction homes, stamp duty and registration in Karnataka, the maintenance deposit, parking and loan charges. Use the EMI guide to test the size of loan you can handle. A 3 BHK can stretch a household budget if the down payment is large, so work backwards from the EMI you can sustain rather than forward from the home you want.
The 3 BHK at Prestige Huyilalu
Prestige Huyilalu is a premium residential project by Prestige Group in Huyilalu, Mysore (Mysuru), with 2, 3 and 4 BHK apartments. It is currently Pre-Launch, with a target possession of December 2030, and the starting price is indicated as ₹75 Lakhs onwards*.

Ask for these in writing: carpet area of the 3 BHK, number of bathrooms, balcony sizes, specification list, maintenance model, and the RERA number once announced.
Questions that separate good 3 BHK homes from average ones
- How many apartments share a lift lobby? Fewer usually means more privacy and shorter waits.
- Which direction do the main rooms face, and is the balcony shaded in the afternoon?
- Is there a dedicated space for a washing machine, drying clothes and storing cleaning items?
- Are electrical points, air-conditioning provisions and modular kitchen provisions listed?
- What is the plan for parking: one or two slots, covered or open, charged or included?
- Who maintains the common areas after handover, and how is the charge calculated?

Comparing 3 BHK homes across projects
When you compare two three-bedroom homes, put the numbers in one table. Include carpet area, price, parking, maintenance, possession date and the developer's delivery record. A flat that looks cheaper may lose its advantage once you list what is missing.

Planning for family life in a 3 BHK
Families change. Children grow and need desks, grandparents visit and need ground-level comfort, and work-from-home becomes a permanent routine. A good 3 BHK allows these shifts: one bedroom can become a study, a balcony can become a reading spot, and the living room can hold more people on festival days.

A final practical tip: ask the sales team to mark the exact position of your preferred unit on the floor plate, including neighbouring flats, the lift core and the staircase. A home that looks perfect on its own plan can feel very different when a service duct or a lift sits next to the main bedroom wall.
Resale, rental and long-term thinking
Three-bedroom homes often appeal to families, which can help when you want to sell or let. But resale value depends on many things: location, builder reputation, maintenance quality and the market at the time. No one can promise appreciation or a fixed rental yield, and you should be cautious of anyone who does.
