Because an apartment in a multi-unit building has a fixed layout, you generally pick from what exists rather than change it. That makes it important to see the real plan before you choose a unit, and to avoid committing on the strength of a verbal assurance.

Respecting vastu is a legitimate personal preference. It becomes a problem only when it overrides other sound judgement, for example by pushing you into a unit that is poorly priced or poorly lit. - Find north on the plan. Ask the sales team to mark the compass direction and the road side on each drawing.
- Note the main entrance direction and compare it with what your family prefers.
- Look at where the kitchen sits. Traditionally the south-east is favoured, so see which room occupies that corner.
- Check the pooja space, often preferred in the north-east, and whether the plan allows one without major changes.
- Check the master bedroom position and the placement of the toilets relative to the other rooms.
- Look at balconies and large windows for how they relate to sunlight and ventilation, which matter in every approach.
- Share the drawing with your consultant before paying any booking amount.

- Higher demand for particular orientations can affect availability and sometimes pricing. Ask the seller whether orientation affects the price of a unit.
- Resale buyers may also care about vastu, so it can help later liquidity, though you should not rely on it.
- Do not agree to alterations that break structural rules or RERA-sanctioned plans.
