Who a 2 BHK suits best
A 2 BHK means two bedrooms, a hall and a kitchen, usually with two bathrooms and at least one balcony. The label says nothing about size, because two apartments sold as 2 BHK can differ by several hundred square feet. Judge the home by its carpet area and layout, not the name.
- Young couples and small families: two bedrooms leave room for a child or a work-from-home corner.
- Bengaluru-based second-home buyers: a manageable home for weekends and holidays in a calm city.
- Retirees and downsizers: enough space for visiting children without the upkeep of a larger flat.
- First-time buyers: a lower ticket size means a smaller loan and an easier EMI.
- Investors looking at rental use: smaller homes are often easier to let, though you should not assume any fixed yield.

What to evaluate in a 2 BHK layout
Good planning can make a smaller flat live larger than a poorly planned bigger one. Use these checks while looking at a floor plan or a model flat.

Carpet area, built-up area and super built-up area
Prices are often quoted on super built-up area, which includes your share of common areas such as lobbies, stairs and lifts. Carpet area is the space inside your walls where you lay a carpet. Under RERA, the carpet area is the legal basis for sale, so always ask for it in writing.
Two 2 BHK homes with the same super built-up area can have quite different carpet areas, depending on how much is loaded into common spaces. When comparing projects, divide the total price by carpet area to get a fairer cost per usable square foot. Unit sizes for Prestige Huyilalu have not been confirmed and are shared on request.
The true cost of a 2 BHK purchase
The base price is only part of what you pay. A realistic budget also includes the following.
- GST on an under-construction home, charged at the rate in force at the time. Verify current rates; see our GST guide.

- A maintenance deposit and monthly maintenance charges, which differ by project.
- Parking, club membership or other optional charges if applicable.
- Loan processing fees and interiors, if you plan to furnish immediately.

The 2 BHK at Prestige Huyilalu
Prestige Huyilalu is a premium residential project by Prestige Group in Huyilalu, Mysore, offering 2, 3 and 4 BHK apartments. It is at Pre-Launch stage, with a target possession of December 2030, and the starting price is indicated as ₹75 Lakhs onwards*.

Questions to ask for the 2 BHK: What is the carpet area? What are the balcony dimensions? How many units share each lift? What is included in the maintenance charge? When will the RERA number be announced?
Common mistakes first-time 2 BHK buyers make
- Choosing by price per square foot alone, without checking how much of the area is usable carpet space.
- Assuming all 2 BHK homes have two attached bathrooms. Ask for the exact count.
- Ignoring the facing and balcony, which affect heat and light through the day.
- Forgetting furniture. Measure your bed and sofa against the room sizes on the plan.
- Skipping the maintenance question, which affects your monthly budget for years.
- Buying without reading the draft agreement.
Spending an evening with the floor plan and a measuring tape is cheap insurance. Mark where the bed, wardrobe, television and dining table would go, and see whether you can still walk around comfortably.
Under construction or ready: choosing the right stage
A 2 BHK is available in three situations: under construction, nearly complete and ready to move. Under-construction homes usually allow staged payments and a choice of unit, but you wait for possession and carry the risk of delay. Ready homes let you see what you buy, though you pay in a shorter time and have fewer choices.

2 BHK, 3 BHK or something bigger?
Think about the next ten years, not only the next two. A 2 BHK is easy on the budget, but if a second child, elderly parents or a permanent work-from-home setup is likely, the extra room in a larger home may be worth the stretch. On the other hand, buying more than you need ties up money that could be invested elsewhere.
- Choose 2 BHK if your household is two to four people and budget comfort matters most.
- Consider 3 BHK if you need a guest room, study or space for parents.
