Know what you are visiting
Before you travel, ask which place you are being invited to: the project land, a sales gallery or a model flat. Each tells you something different, and the sales office may not be at the project site at all. The address and map guide helps you confirm this. Use this checklist when you plan a visit to Prestige Huyilalu so you cover the important questions.
Book through the site visit page and ask for a named contact and a time. Carry a notebook, a phone with a camera, and the identification the gallery may ask for.
Inside the sales gallery
- Ask for the project brochure and any layout drawings; see the brochure page and floor plans.
- Ask for carpet area, built-up area and super built-up area for each BHK.
- Ask for the cost sheet and the payment plan in writing.
- Ask whether RERA registration has happened and when the number will be available.
- Ask for the expected launch date and what changes at launch.
- Ask what is final and what is indicative, including the amenity list.
Write down the name of each person who gives you information, and photograph any display boards. Verbal statements are not a commitment.
If there is a model flat
Model flats are built to impress. Judge them for what they can tell you, but remember that finishes, furniture and lighting may differ from what is delivered.
| Check | Why it matters |
|---|---|
| Room sizes and proportions | Compare with the plan you will receive |
| Ceiling height and window size | Light and ventilation |
| Kitchen and utility layout | Daily usability |
| Specifications on display | Ask which are standard; see specifications |
| Bathroom fittings and flooring | Ask for brands and grades in writing |
| Balcony and sit-out | Ask whether area counts in the price |
Inspecting the surroundings
Spend time outside the gallery. Walk or drive the approach road, note its width and condition, and see what is on the neighbouring plots. Look at the nearest shops, schools and medical facilities, and check phone network and water availability.
- Drive from the nearest main road to the site and note the time.
- Check road width, street lighting and drainage.
- Look at neighbouring land use and any industrial or noisy activity.
- Note the closest daily-needs stores and pharmacies.
- Compare what you see to the information on connectivity and schools.
Do not trust distances quoted on boards; measure them yourself.
Documents to request
- RERA certificate or confirmation of its status.
- Sanctioned plan and approvals.
- Title documents or a summary of ownership.
- Draft agreement for sale and the booking form.
- Written cost sheet and refund policy.
See the booking checklist for the full set. Do not sign or pay on the first visit unless you are fully ready.
Questions about the developer and delivery
- Which entity is the promoter, and which entity will sign the agreement?
- Has the developer delivered projects of this kind in Karnataka, and can I visit one?
- How will construction progress be reported to buyers?
- Who handles maintenance after handover, and for how long?
- What is the process if I want to cancel or transfer my booking?
Ask for the answers by email after the visit so that you have a record. A good sales team will not mind.
Tips for a productive visit
- Go with your family so everyone's concerns are heard.
- Visit in daylight so you can judge the surroundings properly.
- Do not rush into a booking amount on the same day.
- Photograph boards, plans and the cost sheet, with permission where required.
- Ask the same question to two people and compare the answers.
If you are travelling from Bengaluru, plan the drive so you can see the route and arrive without time pressure. The second home guide offers more advice for out-of-town buyers.
What to avoid on a site visit
- Signing a booking form on the spot.
- Accepting a verbal discount without a written record.
- Paying in cash.
- Believing travel times quoted without testing them.
- Skipping questions because the staff seem busy.
A visit is for gathering information. Decisions are better made at home with the documents in front of you.
After the visit
Write down your impressions the same day, while they are fresh. Compare notes with your family and check anything you were unsure of by email. Revisit at another time of day if you can. Then read is Prestige Huyilalu worth buying to weigh the pros and cons.
