- Title and land records: a lawyer should review the title, encumbrances and land-use permissions.
- Approvals: layout, building plan and environmental clearances where required.
- Developer track record: completed projects, handover dates versus promised dates, and how defects were handled.
- Draft agreement: ask to see the builder-buyer agreement before paying, and read the clauses on delay, cancellation and refunds.
- Payment terms: prefer construction-linked payments tied to verifiable stages.
- Specifications in writing: a detailed list rather than a brochure render.
If a salesperson says the price will rise tomorrow, take a day anyway. A good project will still be there, and a rushed decision is rarely a good one.
