What pre-launch pricing means
Pre-launch pricing is the rate or price range indicated while a project is still in Pre-Launch and before final approvals and the formal launch. For Prestige Huyilalu, the confirmed signal is ₹75 Lakhs onwards*.
The asterisk matters. It tells you the figure is a starting price and subject to change, and that terms apply. It is not a quote for a particular flat, and it is not a final price. The price page and the pre-launch page explain how the figure is presented here.
Why developers use pre-launch pricing
From the developer's side, early interest helps gauge demand. From the buyer's side, the appeal is a possibly lower entry price and wider choice of units. Whether the final price is higher, lower or the same depends on the market and the developer's decisions, and nobody can guarantee it.

- Possibly an introductory offer, if the developer chooses to give one.
- Longer time to arrange finances before launch payments.
- Offset by less information and more uncertainty.

Questions to ask about the price
- Is the quoted price per BHK, per sq ft or a project-wide starting price?
- Which area is the rate based on: carpet, built-up or super built-up?
- What is included: parking, clubhouse, maintenance deposit, PLC?
- Is GST included or extra, and at what rate currently?
- Is the pre-launch amount refundable, and under what conditions?
- Will the pre-launch price be honoured at launch, and is that in writing?

Protecting your money
Pay only against a receipt, to a bank account in the name of the developer or project entity, and keep proof. Avoid cash. Do not treat a verbal assurance as a commitment; if it matters, it should be in the booking form or agreement.

Pre-launch price versus launch price versus final price
Three different prices can exist for the same flat at different stages. It helps to know which one you are being offered and which one will be written into your agreement.

Only the agreement price binds the parties. Marketing numbers may differ from it, so always reconcile the two before you sign.
Planning your cash flow
Even if the starting price looks manageable, the path to possession includes staged payments, taxes and interior costs. Prepare a simple timeline of when money leaves your account. If you plan to use a loan, check the pre-EMI interest you will pay during construction and the impact on your monthly budget.

Signs of a fair pre-launch offer
- The seller is clear about what is indicative and what is fixed.
- Refund terms are written plainly and are easy to find.
- You can see or request the cost sheet and draft agreement.
- There is no pressure to pay in cash or to an individual.
- The seller is willing to wait for RERA registration to finalise.
Offers that fail these tests deserve extra caution, however attractive the headline looks.
