Why pre-launch needs extra care
In a pre-launch, the usual safeguards may not yet be in place. Plans may be indicative, prices provisional and registration pending. Prestige Huyilalu, for instance, is in Pre-Launch with its RERA number awaited. That does not make any project unsafe, but it does mean the burden of checking sits more with the buyer.
Use the checklist below as a working document. Ask for each item in writing, and keep copies of everything you receive. The pre-launch buying guide adds context.
The ten checks, part one
- RERA registration. Confirm the project number and promoter on the state regulator's website. See the RERA number guide.
- Land title. Ask for the title documents and have an independent lawyer check them. Look for a clear chain of ownership and no pending disputes.
- Approvals. Request the sanctioned plan, commencement approval and any required no-objection clearances.
- Full cost sheet. Get an all-in sheet covering base price, parking, PLC, club, maintenance deposit, GST and other charges. See how to compute price per sq ft.
- Refund and cancellation terms. Know what is returned, when, and what is deducted if you or the developer cancel.
The ten checks, part two
- Draft agreement for sale. Ask to read it before paying a large sum, and check it against RERA's standard format.
- Payment plan. Understand whether it is linked to construction milestones or time, and what happens if you miss one. See the payment plan page.
- Possession date. Compare the date promised with the RERA date, and check the penalty for delay.
- Specifications and carpet area. Make sure brochure items are written into the agreement.
- Developer track record. Visit completed projects and speak with residents about delivery and maintenance.

Protect your payments
- Pay by bank transfer or cheque to the account named in the documents.
- Do not pay cash, and do not pay to individuals.
- Collect a receipt for every payment, with the amount, date and purpose.
- Keep screenshots and emails of any promises made by sales staff.
- Hold large payments until registration and the agreement are in hand.

Mistakes buyers commonly make
- Booking because the offer ends tonight, without reading the terms.
- Assuming that a famous developer name removes the need for checks.
- Paying to an individual or to an account not named in the documents.
- Believing a verbal assurance that is not in the agreement.
- Ignoring the cost of rent and EMI overlapping during construction.
- Not reading the clauses on delay, cancellation and changes to plans.
Urgency is the most common pressure tactic. A genuine project will still be there after you have read the agreement.
When to walk away
It is acceptable to decline. If the seller will not share basic documents, cannot name the promoter entity, insists on cash or refuses to put promises in writing, step back. You lose nothing by waiting for the launch and the RERA registration, while you could lose a lot by rushing in.
If you are unsure, ask one trusted person, such as a lawyer or a friend who has bought recently, to read the paperwork with you. A fresh pair of eyes often spots the clause that matters.
A simple order of operations
- Register interest and gather information without paying.
- Verify RERA and the promoter entity on the official portal.
- Read the cost sheet and draft agreement with a lawyer.
- Visit the site and, if possible, a completed project by the developer.
- Arrange loan pre-approval if you need one.
- Pay the booking amount only after the above is satisfactory.
